If you are able to prepare the home for an inspection, these are a few simple rules that will help in our evaluation of the property! Please pass these on to the Current Owner to insure that we are able to perform a thorough inspection for all parties involved. Please note: Inspectors are NOT required to determine the condition of any system or component that is not readily accessible and/or Operate any system or component that is shut down, not connected, or is otherwise inoperable.


How to prepare for an inspection

  • Make sure the water service to the building is on. Thorough inspection of the working condition of the plumbing system will be incomplete if there is no water service to the building.
  • Make sure the electrical service to the building is on. Thorough inspection of the working condition of the electrical system and/or electrical components will be incomplete if there is no electrical service to the building.
  • Make sure the gas service to the building is on. Thorough inspection of the working condition of the gas system and/or gas components will be incomplete if there is no gas service to the building.
  • Make sure there is no storage or objects preventing access to the electrical panel. Routine inspections include an assessment of the electrical connections inside the panel.
  • Make sure there is access to the crawlspaces. This would include unlocking access doors along with moving any items that may prevent access so that entry can be readily made. If we can not find the access, we can not inspect this area.
  • Make sure there is access to the attic space. For example, if entry into the attic space is through an opening inside a closet space, make sure the closet is clear of objects, clothing or storage. If entry is compromised by access doors that are painted shut, make sure that they have been detached of dried paint so that entry can be readily made into the attic by the inspector.   
  • Make sure there are keys available to access locked spaces in the building or combination locks are left unlocked.
  • Make sure there is contact information available to people who can answer questions regarding the property. 
  • Make sure that electronics such as computers that could be sensitive to circuit testing be turned off to prevent possible damage.
  • Make sure that pets are secured or taken to a safe location off inspection site so that the inspector can freely access all areas of the building.
  • Make sure that cars are not parked inside the garage. 
  • Make sure that the building is made available for the inspection for between 3-5 hours.
  • Make sure that access to all appliances are made (i.e. empty dishwashers and ovens).
